NEW DEVELOPMENT AT THE DUNES
New Residential Development Launched at Dakota Dunes
Development includes river lots
DAKOTA DUNES, S.D. – Aug 8, 2008 – A new residential development, which will provide for several lots along the Missouri River, is underway at Dakota Dunes.
Dunes officials announce an agreement for the sale of 63 acres of undeveloped land to WE Investments, LLC, a limited liability company owned by Wegher Construction and Bill Engelen. Dakota Dunes Development Company will provide oversight of the infrastructure process and Dakota Dunes Realty LLC will be the listing agent for the project.
Engelen and Wegher intend to develop 47 lots on the site, with 15 of the lots located along the Missouri River ranging from three-quarters of an acre to over one acre in size. The remainder of the lots will be approximately three-quarters of an acre and will be located around a man-made lake. The lake will be created to obtain the necessary fill material for the project. The private lake will have stabilized banks, special water features and opportunities for non-motorized watercraft.
The project will key on one street which features a cul-de-sac design and will be called Spanish Bay. Spanish Bay will be located east of the seventh golf course green and the eighth tee box at Dakota Dunes.
Dennis Melstad, president, Dakota Dunes Development Company, said that because nearly all of the existing Missouri River frontage lots have already been developed, this new residential development will offer the last opportunity for those types of lots at Dakota Dunes.
Construction has begun with clearing of brush and lot grading. Each of the homes will be a member of the Dakota Dunes Community Association and will be constructed to meet the design guidelines established by Dakota Dunes.
Many of the existing trees will be maintained until individual homebuilding plans are approved. “The trees not impacted by street and home ‘footprints’ will be removed,” Melstad said. Additional landscaping will be added to each home to meet the Dunes design guidelines.
